The range shown is the center ±15% — standard remodeling contingency.

Why the scope multiplier matters most

A "refined refresh" holds the layout, so construction runs at the low end of the band. An "open up the floor plan" project adds $25-55K of structural work — not just the beam, but rerouting the plumbing, electrical, and HVAC that live inside the wall, then lacing ceilings and hardwood floors across the opening. (A simple wall removal alone runs $7-14K in Texas; the full open-concept conversion is what the calculator prices.) A "hosting kitchen" adds a butler's pantry or scullery — another 60-150 sq ft of fully-built-out space captured by the scope tier.
