Primary suite addition (bedroom, bath, closet — new square footage): $260,000–$495,000.
Sunroom or outdoor living addition (covered patio, outdoor kitchen, screened or glassed-in living space): $85,000–$225,000. Given how many Trophy Club homes back up to the golf course or greenbelt, this is one of the most requested addition types in the area.
Second-story addition (new floor over existing footprint): $350,000–$650,000 and up, and always requires a full engineering review of the existing foundation and framing before design begins.
What drives cost on any addition: foundation type, roofline tie-in complexity, matching exterior materials to the existing home, and how much of the existing structure needs reinforcement.
Many Trophy Club neighborhoods are HOA-governed with their own architectural review process for exterior changes, including additions. Confirm with your specific HOA early — the review can add real time to your pre-construction timeline if it isn’t planned for.
